Ceiling Crack Repair
A straight crack along a seam means the tape has let go of the board underneath. Another coat of mud over loose tape cracks again on the same line. We slice out the loose run and bed new tape tight to the joint.

South Bend, IN
South Bend Drywall Pros repairs drywall ceilings that crack, sag, drop nails or take a foot through from the attic. The first job is working out why it failed, because a tape joint that let go and a truss lifting in January leave cracks that look alike and need opposite fixes.

Not all cracks in the drywall seams have the same fix. Some cracks are just from the walls or trusses shifting during certain times of the year. If there is sagging with brown edges, this is urgent and most likely means water damage. We always find out why the cracks are there before anything gets filled.

A gap along an interior wall that shows up each winter and shuts by summer is the roof trusses arching upward. It is cosmetic. The lasting repair moves the ceiling screws away from the partition, about a foot and a half, so the ceiling edge can flex with the truss.

Where screws have pulled through but the sheet is still flat, new fasteners at the right spacing hold it back up. Board that has bowed between the framing comes down and goes back up as 5/8-inch or sag-resistant 1/2-inch.

Most ceiling holes come from a foot through from the attic or a plumber's access cut under a bathroom. Overhead, a patch has to hold its own weight. We square the opening and screw wood strips across the back for the patch to fasten to.
A ceiling repair fails at its edges or at its cause.
A patch is right when the damage stays in one spot and the board around it is flat. Replace when the sag runs across several framing bays, or when a stain keeps coming back through primer.
Winters in the South Bend area have 126 nights a year at 32° or colder. Warm and cold temperatures in the attic can make the materials in your home, like wood trusses and wood studs, move around a bit. When the wood that your drywall is attached to moves around, sometimes the drywall does not want to move with it, resulting in cracks. This does not cause any real damage to the home, but the cracks aren’t real great to look at inside your house.
A single crack or hole prices as a visit. Bigger work prices by the square foot.

Figures are market ranges for basic jobs in zip code 46601, read in September 2026 and rounded. A crew visit is priced with a four-hour labor floor, so a second crack or patch the same day mostly adds material. A stairwell or vaulted ceiling needs a plank or scaffold, and popcorn texture takes more time up the ladder.

Hairline cracks are usually not a big deal. Call someone right away for a dip you can see from below or a brown edge along the seam: it most likely means some kind of water damage. Cracks over and around the doors should be looked at right away; sometimes this would indicate something going on with the foundation of the home.
The trusses lift the ceiling off the wall in the cold, and your drywall doesn't always move with it, which keeps resulting in a crack. Tape or anything rigid across that corner breaks. A crown molding nailed only to the ceiling can be a good solution to hide those pesky cracks, and it's usually fairly inexpensive.
With a textured ceiling or flat paint, the repairs can easily disappear when the patching is feathered out quite a ways beyond the repair spot. When the ceiling is smooth and is painted with a sheen, it is a longer process to make the repair disappear. With new drywall board, it's almost always easier to make the joints disappear.
Over $500, yes, in the city and the unincorporated county. Doing a larger job without a permit can be very costly down the road: start without one and the fee is tripled. Drywall work over $150 should be in writing, with the price and all the work that will be done, so you know what you're getting before the job starts.
Photos give a range, and a picture goes a long way, although sometimes there are underlying issues that can't be seen from a photo. The best way to get a real price is for someone to look at it in person, and at the attic above it if there's a hatch. If you have multiple people come out, ask each what they think the problem is.
The hands-on work is an hour or two for minor damage and two to five hours for bigger openings, but jobs can run longer depending on how many coats of mud there are. Fast-drying mud can be applied, and after a wait another coat can go on the same day. Slow-drying mud can mean coming back two or three times to finish the project.
